Palmer Ranch: established South Sarasota master-planned area with condos, villas and single-family homes; convenient to Siesta Key, the Legacy Trail and South Sarasota shopping. Lakewood Ranch: large master-planned area with a broad range of newer neighborhoods, town centers, golf and amenity communities. HOA and CDD costs depend on the specific neighborhood; neither has one uniform fee.
Siesta Key: well known for its beach, village atmosphere and a mix of condos and single-family homes. Longboat Key: a longer barrier island with condo towers, waterfront homes, golf and resort settings. Both require close attention to flood exposure, insurance, association budgets, rental restrictions and seasonal traffic.
Venice: historic island downtown, beaches, trails and a wide range of established and newer housing. Nokomis: smaller-scale coastal feel with proximity to Nokomis Beach, Casey Key and the Venice/Sarasota corridor. Neighborhood and HOA characteristics vary substantially.
